Assured short term tenancy renewal?
ByI am coming up to 12 months in a rented flat through an agency, they want me to pay £150 admin charge to stay here, and sign up for another 12 months. I thought these things became rolling monthly arrangements after you’d been there for twelve months although I can’t see anything about it in the contract. Is there a standard or can they do what they want?

Can be either way! A rolling contract means either you or the landlord can give notice. A twelve month assured is much more secure for you as a tenant – and 150 is the standard for drawing up an agreement.

Dodgy! Im sure its the landlords responsibility if any fees are applied.
Landlord needs to renew as the roll on rules are a little different, but not that much!

I rent privately from an estate agent and i paid a fee when i first took a 6 month tenancy. I renewed it after 6 months but did not pay a fee again. I think they are pulling a fast one. Even if you sign for another 12 months you still have the right to give notice before the 12 months if you wish. Mine is 2 months notice but was told legally you only need give 1 months notice if you want to leave.

After the initial term, if your Assured Shorthold Tenancy (AST) is not renewed but you remain at the address, the tenancy becomes a “periodic” AST and will be on a “rolling monthly arrangement” (if you pay rent on a monthly basis).
It seems from what you say that the agency requires that you extend your AST for a further 12 months. This is perfectly legal, as is the admin charge they intend to make.
