My landlord wants me to find a replacement to take my room before he returns my deposit, can he do that?

I’m in London, my landlord took a deposit on the grounds that I’d find a replacement for the room before returning it. He rents out 6 rooms in his house individually – we were given NO short term assured tenancy agreement, or any contract of any kind. We receive no receipts for rent paid – and we believe he is doing this to avoid paying taxes on his income.

I feel as though he wasn’t forthcoming with just how difficult it was for him to find someone to fill the room when I made that agreement 6 months ago. I’ll forfeit the deposit before subjecting someone else to this hole – but I’m wondering where I stand legally – is he allowed to withhold it?

you have no rights maybe ask him how much tax he pays followed by asking him to reconsider. either that or get your moneys worth and fuck up the room

If hes avoiding paying taxes on his income I would threaten to report him to the inland revenue unless he gives the deposit back

For one you should check with your local laws. Next do you even have proof that you ever made a deposity and does he have proof that you agreed to finding a tenant. If he doesn’t have proof then you should be able to get it back as long as you have proof of the deposit.

Go and see your local citizets advice , and explain to them what your land lord iss doing to you.

You say that you had an agreement to find a replacement tenant before he would refund you. Now you want to go back on your word
