short term tenency query?

cheap short term flat
i moved into flat in march and signed a 6 month contract.when September arrived,the estate agent asked if i was carrying on or not.i wasn’t sure at the time but then decided to do so.i have though not signed another 6 month contact even though were close to December.i have a choice now to move into a much cheaper council flat ,but were do i stand with my current landlord.if i decide to move can i get my deposit back or will he decide cause i moved i must forfeit it.as i say i never signed another 6 month contract even though i did agree by phone call to stay on.

contract for short term renting,?

Hi,

My boyfriend and i moved into a new house on the 21st december 2007.
we had agreed with the landlord a period of 6 months.
He signed the contracts and gave them to us to complete and return.
However we didnt complete the contracts, and he didnt ask for them back.

He was under the impression though that we had all signed the contract.
Now we have been living there for 7 months and we are moving out on saturday (tomorrow) As there were never any contracts and even if there were they would have expired now, do you think we can move out without giving notice?

I’m in London, my landlord took a deposit on the grounds that I’d find a replacement for the room before returning it. He rents out 6 rooms in his house individually – we were given NO short term assured tenancy agreement, or any contract of any kind. We receive no receipts for rent paid – and we believe he is doing this to avoid paying taxes on his income.

I feel as though he wasn’t forthcoming with just how difficult it was for him to find someone to fill the room when I made that agreement 6 months ago. I’ll forfeit the deposit before subjecting someone else to this hole – but I’m wondering where I stand legally – is he allowed to withhold it?

House owner not returning Deposit?

Hi ,
I took the flat on rent in Apr 09 through agent called Belvoir in Manchester ,next day I was told for all purpose I should contact LandLord .One guy was introduce to me as landlord who was actually friend of person who owns property group . I was not happy with the locality and asked for change Some other person called Sardar ,the actual property managment group owner called up and introduced as owner andoffered flat in Stockport .I left property in Jul 09 after short term 03 months tenenacy contract.

I could make out that I may not get the deposit back .I did not pay some of the bills .He did not returned money saying he shall arrange the meeting see the bills and then returned money .
I went on chasing him but it was frutile.

Later came to know it was affecting my credit History and I paid bills.

Now I had paid all bills but Sardar has shut his office .(The only place I know I met could have meet him ).I have his mobile number but he does not lift.

Got to know from new tenant that this person keep on changing the office and is not contactable.

please suggest .

Initial amount to Belvoir and later all months rent by Bank Transfer.

rent cheap flat

My flatmates and I are looking to move inot a cheaper property to rent for the year. Our current flat lease runs out in 4 months, but our landlord wants to know NOW if we want to continue our lease for another year.So we either wait until our lease runs out in 4 months and hope that we can get a cheaper flat (it gets difficult in july cuz all the students grab them, and our flat is really central so dont want to be stuck far away from town), or we can continue our expensive lease. Is there any way to get a landlord to hold a flat for you for 4 months? Or is there a word for “holding a flat until someone can move in” that i can look up google? Cuz im assuming that our landlord wants to know right away so that they can start offering other people a flat for august?

I know this is a boring question but it would help so much if anyone could give some advice.

My landlord is an idiot?

I have been living in my apartment with 3 children in good faith for the past 9 months. I signed a one year lease and was excited to finally have my first apartment.

During the term that I have been living here, I have been in consistant contact with the landlord regarding numerous issues that needed to be repaired in the apartment. I paid her on time each month and attached a letter whenever there was a repair needed.

I explained to her that there was lack of heat in my house. She flat out told me that I was cold because it was how I was dressed. There was a 3 inch wide gap in the back door leading to the back yard that she said needed to be repaired. When winter came, I was told to purchase a door sweep to block the draft. The door sweep was too short. Her response to me was to use blankets to cover the back door. It was still cold. I then told her that the drafts were too much to endure and she told me once again, that it was because of how I was dressed. After complaining about this issue, she changed the thermostat and it made the room warmer during the day, but then freezing cold at night. I had to purchase a space heater to put into my kids bedroom. I didnt care much if I was cold, I was more concerned about my children. This raised my electric bill several hundred dollars, and her response to me was that the space heater was “a choice” and not a necessity.

After becoming agitated (yet still paying the rent) I called the Building Department to investigate this heating issue. I was told that it was indeed chilly and he instructed her to fix the back door and seal up the drafts in the windows. Because I called the Building Department she has made threats to call CPS on me two times, for no reason. When she did not fix the problems the Building Department listed I withheld my rent. I told her that once the problems were repaired I would pay her.

She hired, (in my opinion) and unqualified worker to repair the door and the floors. While he was repairing the floors, he broke the window in my house with the blow torch. Allthough this was accidental, I told her the window could not stay that way because I have children that can hurt themselves. She told me that she wasnt going to fix the window until I paid the rent. At this point, I went BALLISTIC. I called the Building Department and he put us on 3 way and her story changed. She said that I refused repairs. I then proceeded to curse her out for the vermin that she is and then she hung up.

I told the Inspector that for MONTHS, (which I complained to her about too) that I have been asking for her to call the exterminator because there were roaches infested in my bedroom door, (which she said that I BROUGHT) mice and a RAT (yes a rat) in the wall. I told her it was keeping me up at night with the running, scratching and the biting of the steel wool (which it successfuly ate) as well as defication on my countertops, childrens clothing and floor.

She told me in exact words,
“If you are so unhappy here, then why dont you leave?”

Ok, so I want to leave, (obviously) and she wont return my damn security deposit. WTF DO I DO NOW?

I moved into my current address 3 months ago on a short term fixed tenancy for 6 months. Problem is, yesterday, I recieved a letter addressed to the ‘occupiers’ of the house I rent (me), it stated that the house was to be repossessed in 3 weeks time because the landlord is in breachof his contract with the bank or something. After paying for the house to be thoroughly decorated, carpeted upstairs and wooden floor downstairs I’m not to happy and I cannot get in touch with the landlord. I don’t know where I now ‘stand’ and moving again so soon after just getting settled is more time and expense. Has anyone been in a similar situation? what happended? Or, can anyone give any advice at all about rights or what my options are? Thank you in anticipation…

short term house contract

I have a one-year lease contract that’s due at the end of the year. But last week (7/3) the property manager called me and said the landlord, due to family reason, need to move back to her house and ask me to leave in one month. She said the landlord is willing to compensate my moving costs.
I wouldn’t have signed the contract in the first place if I had known it’s a short-term deal. The short notice came as a total shock-it’s difficult for me to find a similar house within the same school district in such a short time.
Do I have the legal right to stay till the end of contract term? And if I do agree to move, what would be a reasonable amount compensation?

My short version is that I was in a rental contract where I advanced my “landlord” (he actually turned out to be a tenant illegally subletting a house) a good sum of money including last months’ rent and a security deposit, as well as 2 more months of rent. I eventually had to take him to court, and won, b/c he violated the terms of the rental contract, but I have thus far been unable to collect on the court ruling. I have gone so far as to send a collection agency after him to no avail. So my question is, can I deduct this from my 2008 taxes, and if so, what forms do I need to fill out? I thought it was the IRS 4684 form, and the article does seem to suggest a possible solution as a “contract” but I’m not sure what forms I need.
