Can I be replaced in a tenancy agreement?

I’ve signed a short term contract with two other people for a year for a terraced house. Some personal issues have come up and I now think I might not be at uni next year – meaning I’ll have to take out an actual loan to cover the year’s rent. It’s going to make everything so much harder than things already are. I’m not the head tenant, so do you think it would be possible for me to visit the agents (Priya Properties) and ask them if I can be replaced by another friend of mine who is capable of paying their rent? It would just be a question of changing my name to his, wouldn’t it?
We’re not due to move in until September.
I don’t know an awful lot about these things (as you can tell!) but if you need other details I’ll post them. Thanks.

is this legal for an employer to do?

I know someone who works at a facility that has weekend baylor staff.
12 hr weekend shifts. Anyhow, All do the same work and same hrs, but there is a difference on how they are paid and different benefits. Few yrs ago when the old hires were hired, their contract was a flat rate of wage and their paid time off is based on the base flat rate of pay, also all their benefits are based around their wage rate, even when they come in to work an extra 8 hr shift through the week. Ok, now the new hires, doing the same exact job as the old hires, their contract is rewritten as to say that this base flat rate is broken down to a base rate and shift differential and baylor bonus, but it still adds up to the same wage rate as the old hires, but the heres the flip side of it,,under this new contract for the new baylors, if they come in to work a seperate 8 hr shift through the week, they are only getting paid the base rate excluding the baylor bonus and shift differential…as to the old hires under their contract they get paid their entire baylor wage rate, also the paid time off for the new baylor under the new contract their pto is paid on just the base rate out of their baylor rate. and all their benefits are based on just the base rate out of thier baylor rate…it goes something like this..

old 24 hr baylor contract—37.00 hr.base rate for each hr worked..all benefits and short term disability claims will be based on this wage.

new baylor contract–base rate 27.00 hr. + 3.00 weekend shift differential + 7.00 hr baylor bonus =37.00 hr, any shift worked outside baylor hrs will be paid at base rate and all paid time off is accured at base rate, and all benefits and short term disabilty claims are paid at base rate wage…
how can this be legal? especially when they are all doing the same job and the same amount of work..how can two different contracts be active for the same job descriptions. if it is a revised baylor contract, doesnt that do away with the old contract? and if they are saying that this 7.00 hr is only for baylor hrs and it is a bonus then how come it is taxed along with the base rate as a normal wage.

short term house contract

I posted an earlier question about my boyfriend not carrying his weight in the house/bills etc.
He’s not working presently and is only looking for a job he like or short term contracts like tree planting or skyiing instructor. He also started a small business but does not advertise or really reach out to get clients.
I’ve known him for ten years and did not know this side of him. He’s not financially stable and often promises things he ‘forgets’.
My respect is moving out with my libido and he can’t stop mopping. about our last week of no sex and little kissing. We still cuddle and stay close at night, but it seems like when i know he’s borrowing money for rent and groceries i’m just not that sex/happy. i’m also not seeing him fight to get a job when he knows i’m freaked out at his lack of responsibility is this normal? I love him increadibly and don’t want to lose him, i just can’t seem to want affection when I’m stressed because of him. we’ve talked about it calmly and he says he gets it, but then he moppes. what to do?

I’m considering going there for a few months but not for long and I don’t want to be tied to a long term contract or the expense of a short term let on an apartment. Is there a culture of sharing flats or houses or even renting just a room in or around Antwerp and if so what are the average Euro costs for this?

we rented a flat for my daughter in Scotland so she could be close to Uni last June. She shared with a flatmate and initially the contract was for 8 months then month on month and I was her guarantor. She now has a new flatmate and when I was on holiday last week she was asked to sign a new lease for the new joint tenant but this was for 6 months. the agents never informed me I would be guarantor now for a 6 month lease, Then, 5 days after signing, my daughter was accepted quite unexpectedly for another University 60 miles from the flat. She didn’t expect to get in but did. In addition, her new flatmate now tells us she can’t afford the rent anyway! so there are 2 issues. My daughter shouldn’t have signed the lease without speaking to me but was under pressure from the agent in order to get the new flatmate on the lease, they insisted she sign a new contract. But surely the agent should have told me in writing that the terms of the lease were changing from month on month to 6 months as guarantor? AND as it transpires, my daughter will be going to Uni miles away and her flatmate can’t afford half the rent anyway. The agent says tough. I have asked that they speak to the landlord and asked that we be released not only because the girls really didn’t know what they were signing, but also because soon after circumstances have changed unexpectedly for my daughter and her flatmate AND they have put me down as guarantor on a new 6 month contract when I had honestly believed that the new flatmate was being added to the existing lease, I have had contact with the office over the last couple of months and nothing was said about a new 6 month contract. Help? we need out of the contract for all reasons, what do we do? I can’t afford to pay 6 months rent for 2 properties
I have told them I will pay my daughters portion until the end September but her flatmate can’t or won’t pay. But shouldn’t they have told me as I have a financial interest, that the lease eas changing from month on month to a 6 month lease. Surely the gurantor has a right to say if they are happy with commiting themselves?
I didn’t sign anything. I did not agree to be guarantor other than month to month and my daughter was not told she could not get out of the lease

WWE Raw or TNA Impact on 1/4/10?

i read on my favorite wrestling news site (www.rajah.com) that bret hart has indeed signed a short term contract with WWE. the contract is effective from january 1st to a couple weeks after wrestlemania. also, kevin nash pretty much answered a question many have wondered: is the nWo reuniting in TNA on january 4th, well, he didnt flat out say yes, but he mentioned that pac (x-pac) ,hall, nash, and hogan will all be together on january 4th, so that pretty much is a yes anyway.

my question is, with this historic day in wrestling history coming, who do you think is going to win the ratings that night? which one is bigger news? the return of bret hart to WWE (remember, he WILL NOT be an active wrestler, with his serious health issues, that is almost guarunteed) or the return and reuniting of the nWo in TNA ?( more likely to be active than bret) (also remember, TNA might also be bringing in RVD, Ken Kennedy and Ric Flair that night, and god knows who else, on rajah.com, hogan was interviewd and said as soon as he announced the 1/4 show, his phone rang off the hook. he said wrestlers within the industry not signed AND current WWE talent frustrated with their place in WWE have contacted him about jumping on board. so the potential is endless. so, you could very well see alot more than just an nWo reunion)

very good. The other problem is that I miss home very much. You see I am workig temporairily away from home on a short term contract but they say I could stay on as an employee but my house, girlfirends, cars , family and friends are back in Spain but THIS job is well paid, good prospects, BIG employer (won’t mention who but you all know them). Any suggestions/tips/comments ?

I am an Indianapolis resident and we have a local rock station called X-103 (WRZX), and last week they had Big Show and Kelly Kelly on the air cutting a promo for a house show at Conseco Fieldhouse. They asked Big Show about Takers next Wrestlemania opponent and Big Show said “you’ll have to wait and see, but I can say…he has been in the WWE before and is very successful in another organization” and then Deuce (the dj running the interview) asked “TNA”? And Show responded “maybe”. And that was all Show would say. I actually called Deuce on the request line after hearing this, that Show told him off the air that it was Kurt Angle to face The Undertaker at WM26 and that Angle is only going to sign a short term contract that would span from Royal Rumble to WM and then Angle is going MMA after that. I just went to see if they posted the interview online a x103.com and it was on there last week but now that part has been edited out about Taker. Coincidence……? Personally I think Deuce is lying and just making shit up, I think Show was referring to Brock Lesnar in UFC. But whats your opinion, Lesnar or Angle? Who has the better shot.

contract for short term renting,?

Hi,

My boyfriend and i moved into a new house on the 21st december 2007.
we had agreed with the landlord a period of 6 months.
He signed the contracts and gave them to us to complete and return.
However we didnt complete the contracts, and he didnt ask for them back.

He was under the impression though that we had all signed the contract.
Now we have been living there for 7 months and we are moving out on saturday (tomorrow) As there were never any contracts and even if there were they would have expired now, do you think we can move out without giving notice?

I am going to charge approx. $400 per month and do a month to month lease on foreclosed homes that the banks are not taking care of in my area. We will be signing a legal binding contract (month to month) and I will give them keys to the property (my new locks hehehhheee). Of course it is “short term” housing and I will let them that it could last only 2 months, or possibly up to a year.

The banks do not know I am helping them, but the reality of it is by me doing so, people wont vandalize the homes/burn them/destroy them anymore.

So do you think I will have much luck finding tenants??
By the way this is legal I have an attorney so please dont bash me !!!!!By puting new locks on each property It legally gives me control of the property, and I am choosing to rent them out :)

PS, I am only 24 ;]

Like I said dont bash me, because owning a property you are only limited to so many priveldges….they can really be taken away at any time :)

oh and to the last response, that would be tresspassing dumb***, if the house is ABANDONED it wouldnt be :)
